Strata Inspection Report

A Strata Report provides information of the Strata Scheme within the building complex provided by the strata manager. It details the financial liabilities and decisions made for common areas by the Owners Corporation that is vital to obtain before finalising a settlement to purchase the property.

Company Title Inspection

You will need this report when a company has ownership to the land; this scheme is similar to entering a strata scheme where decisions are made by a body corporate. When you buy into a company title, you become a shareholder in the company that owns the land. As a shareholder, you have exclusive tenure of a flat on that land. All the decisions such as selling the property must be approved by the ‘company’ seeing as it is a transaction being conducted by the company.

Read this carefully as the information is not as structured in a form of set guidelines in comparison to a typical strata report.

Community/Neighbourhood Inspection

This report is needed when at least two lots share common property such as parklands, swimming pools and roads. Buying into a ‘community neighbourhood’ means you become part of body corporate known as the ‘Community Association’. It is effectively similar to a strata title scheme.
